VRF vs Chilled Water HVAC Systems: Key Engineering Considerations
How load, pipe length, plant space and control intent decide between variable-refrigerant and chiller plant.

VRF/VRV and chilled-water plant can both cool a commercial building. They are not interchangeable catalogues. VRF moves refrigerant to indoor units; a chiller produces water for AHUs and fan coils. The choice is a load, architecture and maintenance conversation.
VRF is often practical where occupancy is zoned, outdoor space for a cooling tower is limited, and pipe routes can stay within manufacturer length limits. Simultaneous heating and cooling on some platforms is useful for mixed perimeter and core zones. Indoor unit type must follow ceiling depth and acoustic limits.
Chilled water remains the clearer path for large air volumes, healthcare filtration, and buildings that already have plant rooms, risers and a facilities team accustomed to pumps and valves. Air-cooled chillers avoid towers; water-cooled machines need condenser water and more plant discipline.
